Terms of Service

These Terms of Service (“Terms”) govern your use of Domza (the “Service”), an operational platform for short-term rental hosts operated from Ireland. By creating an account or using the Service, you agree to these Terms.

If you do not agree to these Terms, do not use the Service.

You must be at least 18 years old and capable of entering a binding contract under the law of your jurisdiction. If you are using the Service on behalf of a business, you represent that you have authority to bind that business to these Terms.

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us promptly at privacy@domza.ai if you suspect unauthorised access.

You may close your account at any time through the dashboard or by contacting us. Upon closure we will delete or anonymise your personal data per the Privacy Policy.

You agree not to:

• Use the Service for unlawful purposes or in violation of any applicable regulation, including short-term-rental regulations in the jurisdictions where your properties operate.
• Attempt to reverse-engineer, circumvent, or bypass the security or rate-limiting of the Service.
• Upload or transmit content that is illegal, harmful, threatening, defamatory, or that infringes third-party rights.
• Use the AI concierge to impersonate a human, deceive guests about material facts, or provide intentionally false information.
• Scrape, harvest, or resell guest conversation data or other content obtained through the Service.
• Overload the Service with automated traffic, or use it to send unsolicited bulk messages.

We may suspend or terminate accounts that violate these rules, with or without notice.

You retain ownership of the property descriptions, prompts, guest conversations, and other content you provide or generate through the Service (“Your Content”). You grant Domza a limited, non-exclusive licence to host, process, and display Your Content solely for the purpose of operating the Service for you.

You are responsible for ensuring you have the right to share any information you provide, including guest data and property information obtained from listing platforms.

The Service uses large-language-model providers (OpenAI, Anthropic) to generate replies to guest messages and to detect potential issues. AI responses can contain errors. You are responsible for reviewing AI-generated communications where the outcome matters (e.g. access codes, check-in logistics, payment arrangements) before relying on them.

Domza provides the AI concierge “as is” for assistance; it does not substitute for your own judgment as the host.

We aim for high availability but do not guarantee uninterrupted access. The Service may be temporarily unavailable for maintenance, upgrades, or reasons outside our control.

We may add, modify, or remove features of the Service at our discretion. For material changes that affect you negatively, we will provide reasonable notice where practicable.

The Service is currently provided free of charge during an early access period. We may introduce paid plans in the future; when we do, we will notify account holders before any charges apply, and you will have the opportunity to accept or close your account before payment is required.

To the fullest extent permitted by law, the Service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be error-free, secure, or continuously available.

To the fullest extent permitted by law, Domza’s aggregate liability to you for any claim arising out of or relating to the Service is limited to the greater of (a) the fees you paid us in the twelve months preceding the claim, or (b) one hundred euro (€100).

In no event will Domza be liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost revenues, or lost data, even if advised of the possibility of such damages. Nothing in these Terms limits liability that cannot be limited under applicable law (for example, for death or personal injury caused by negligence, or for fraud).

You agree to indemnify and hold Domza harmless from any claims arising from (a) your breach of these Terms, (b) your violation of any law or third-party rights, or (c) your misuse of the Service.

You may stop using the Service at any time and close your account. We may suspend or terminate your access if you breach these Terms, if required by law, or if we discontinue the Service. On termination, clauses that by their nature should survive (for example, disclaimer of warranties, limitation of liability, indemnification, governing law) will survive.

These Terms are governed by the laws of Ireland, without regard to conflict-of-laws principles. The courts of Ireland have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service, subject to mandatory consumer-protection laws in your country of residence that may grant you alternative venues.

We may update these Terms as the Service evolves. When we make material changes, we will notify account holders by email and update the effective date at the top of this page. Continued use of the Service after the update means you accept the revised Terms.
